As of August 2025, the market data shows that while sales activity has cooled slightly, prices continue to climb making this fall a strategic time for buyers to act.

Overall Market Trends

  • Closed sales are down -8.6% year-over-year

  • Median sales price is up +3.8% year-over-year

  • Inventory of homes for sale is up +1.4% year-over-year

This mix signals a shift: while fewer homes are closing, buyers now have slightly more options, yet prices continue to rise.


Single-Family Homes

  • Median sales price: $757,250 (up 3.2% from last year)

  • Inventory: 818 homes, down 5.2%

  • Pending sales up 11.5%, but closed sales down 11.6%

  • Homes selling at 100.2% of list price, essentially at asking price

Takeaway: Buyers still need to move quickly on desirable homes, but there is less bidding war pressure compared to the past two years.


Condominiums

  • Median sales price: $465,000 (down 1.0% from last year)

  • Inventory: 453 condos, up 14.7%

  • Pending sales up 16.6% year-over-year

  • Condos selling at 99.7% of list price, slightly under asking

Takeaway: Condos are becoming a more affordable entry point for buyers priced out of single-family homes, especially with growing inventory.
